This page lists riverside condos for sale in Bangkok, in the towers along the Chao Phraya on Charoen Krung Road and Rama 3 Road. Many units face the river, and apartments here tend to be larger than the Bangkok average. BTS Saphan Taksin connects to Sathorn Pier, so the train and the river boats meet in one place.
The listings suit buyers who want a river view and more space, whether for a family home or a base in the city. To compare with the district next door, see our condos for sale in Sathorn. Prefer to live by the river before you buy? Browse our riverside condos for rent.

Buyers looking for a luxury riverside condo in Bangkok usually weigh three things: the view, the space and the access. The two riverside roads answer them differently. On Charoen Krung Road, the towers sit closest to Sathorn and to BTS Saphan Taksin, which connects to Sathorn Pier and the river boats. This side suits buyers who want the train and the river within easy reach, with the inner city close by.
Along Rama 3 Road, the towers follow the river further from the BTS. This side tends to suit buyers who drive, or who rank the view and the floor area above a short walk to a station. On both roads, many units look over the water and floor plans tend to be larger than the Bangkok average, which works well for couples and families who need room.
Not every unit in a riverside tower faces the river, so check the orientation before you shortlist. As a foreign buyer, ask early whether the building still has room in its foreign quota: a foreigner can own a condo unit freehold in their own name, but only within 49% of the building's floor area.
Plan the money transfer before you sign. The purchase funds must be brought into Thailand from abroad in foreign currency, and the Thai bank that receives them issues a Foreign Exchange Transaction form. The Land Office asks for that form at the transfer. Our guide to buying property in Thailand as a foreigner explains the full process.
We have been based in Bangkok since 2006. Fabrice Lore, in Thailand since 1996, founded the agency and still runs it. Our office is on the 14th floor of the Bubhajit Building on South Sathorn Road, in the district next to the riverside, so the team knows Sathorn and the inner city first-hand. We work with English- and French-speaking clients and explain each step in either language. If the river is not essential, compare Bangkok condos for sale by district before you decide.
Yes. A foreigner can hold a condo unit freehold in their own name, as long as the purchase fits within the building's 49% foreign quota and the money arrives from abroad in foreign currency.
BTS Saphan Taksin connects to Sathorn Pier, so you can switch between the train and the river boats in one place. Towers on the Charoen Krung side are the closest to this link.
They tend to be. Units in the riverside towers are generally larger than the Bangkok average, and the Market snapshot above the listings shows the current median by bedrooms.
