Fivestars, registered as FiveStars Real Estate Ltd, is a French-speaking real estate agency based in Bangkok since 2006. The agency was founded and is still run by Fabrice Lore, who has lived in Thailand since 1996 after first discovering Koh Samui in the early 1990s. Our office is on the 14th floor of the Bubhajit Building, South Sathorn Road, Bangkok, and we have a branch on Koh Samui, in Maret. Our team speaks French, English and Thai, and our website lists more than 4,000 properties for sale and for rent across Thailand.
We handle condos, houses and villas, townhouses, land, offices and retail spaces. Each of our agents is responsible for a neighbourhood or a region and knows it in detail: the buildings, the streets and what daily life looks like there. If you are looking for a French-speaking real estate agent in Bangkok, you can discuss your project in French, English or Thai, from the first call to the signing of the contract. Before getting in touch, you can meet the team on our About page.
Our listings cover Bangkok, Pattaya, Phuket, Koh Samui, Hua Hin and Koh Phangan. If you need a real estate agent in Pattaya or Phuket, start by browsing our property for sale in Pattaya and our property for sale in Phuket, then tell us what you are looking for. On Koh Samui, our branch in Maret means you can meet us on the island, and our selection of villas for sale on Koh Samui is a practical starting point. We also list property for sale in Hua Hin, as well as properties on Koh Phangan.
In Thailand, tenants and buyers do not pay agency fees: the owner pays the agency. We apply one exception of our own. For a rent below 20,000 baht per month, we ask the tenant to cover the difference between the rent and this 20,000 baht threshold.
The right time to contact us is about two months before your move. We discuss your criteria and send you a selection of properties. When you arrive, your agent takes you to the viewings in their own car and also shows you the neighbourhood: shops, banks, hospitals and transport. We then negotiate with the owner and prepare the contract. Signing the lease involves:
Most leases run for one year. For stays shorter than 12 months, we usually suggest a serviced apartment instead. Most apartments are rented furnished, and pets are rarely accepted in condos. You can browse our apartments for rent in Bangkok and read our guidelines on renting an apartment in Bangkok before you arrive.
Allow around one month between the agreement and the transfer of ownership. In Thailand, the file is handled by a lawyer, not a notary. A foreigner can own a condo outright in their own name, within the foreign quota of 49% of the building's floor area, provided the purchase funds are transferred from abroad. We also help with the administrative procedures involving the local authorities. Our guide to buying property in Thailand as a foreigner covers these rules in more detail, and you can start your search with our property for sale in Bangkok.
We also help owners sell or rent out a property in Thailand, from condos, houses and villas to land, offices and shops. Because each agent knows their area in detail, we can talk about your property in concrete terms: the building, the street and the neighbourhood around it. For practical questions about renting, buying or selling, our frequently asked questions are a useful first read. To discuss your project, call us, send us a WhatsApp message or write to us through the contact form just below.
